The Community Development Department (commonly known as "Planning") assists property owners with their new construction or remodel projects. The goal is to find common ground between City standards as mandated by the General Plan and the desires of property owners seeking to improve their homes and/or businesses. City Staff members assure that construction specifications are in compliance with the Zoning Ordinance of the Municipal Code.
One set (1) of building plans are initially reviewed by the Planning Department. Four (4) additional sets are then brought in to the Building Department that is managed by Esgil, an independent firm that provides plan check services to the City of Solana Beach. The Engineering, Environmental and Fire Departments conduct their reviews at that time as well.
Solana Beach planning staff members also process discretionary applications such as Development Review Permits, Structure Development Permits, Conditional Use Permits, Temporary Use Permits and Variance requests.
